Am I obligated to sell after getting an offer?

Do I have to sell all of my mineral rights?

NRA stands for Net Royalty Acres — a standardized way to measure your effective ownership interest. We use the modern NRA-to-100% calculation (rather than the older NRA-to-1/8 method) to give you a more accurate and transparent representation of what you own and what it’s worth.

Taxes & Financial Considerations
What are the tax advantages of selling mineral rights?
If you’ve held your mineral rights for more than one year, proceeds from the sale are typically taxed as long-term capital gains — which are taxed at a lower rate than ordinary income. Royalty payments, by contrast, are taxed as ordinary income. Consult your tax advisor for guidance specific to your situation.
What’s the difference between capital gains and ordinary royalty income?
Royalty checks you receive monthly are taxed as ordinary income, which can be as high as 37% depending on your bracket. A sale of mineral rights held over a year typically qualifies for long-term capital gains rates of 0%, 15%, or 20%. In most cases, selling mineral rights is taxed at the lower capital gains rate rather than as ordinary income. That can make a meaningful difference. Can I do a 1031 exchange when selling mineral rights?

What happens to my minerals if I don’t sell?
You continue to receive royalty income if production is active. However, production declines over time, prices fluctuate, and administrative responsibilities — tracking checks, managing division orders, updating deeds — continue indefinitely. Selling eliminates that burden.
What’s the difference between selling and leasing mineral rights?
Leasing grants temporary rights to an operator in exchange for a bonus payment and ongoing royalties. Selling transfers permanent ownership for a lump sum. We work with owners on both.
